Situation

An Australian couple in a twelve-month lease encountered ongoing issues with air conditioning in two rooms that their landlord declined to repair. Communication was stalled due to language difficulty and the landlord's reluctance to engage.

Process

Upon joining the advocacy retainer, Siam Nook contacted the landlord directly in Thai, documented the faults, and arranged an assessment by an independent technician. A repair timeline was agreed within ten days.

Outcome

Both units were repaired within the agreed window. The landlord relationship stabilised. The couple remained in the property for the duration of their lease and renewed for another eight months without issue.

Long-Term Search

Small family relocating from Singapore

Situation

A family of three with a young child needed a two-bedroom property within reasonable distance of an international school, with a quiet compound and reliable air conditioning. They had a firm move-in date and were unable to be in Chiang Mai in advance for viewings.

Process

Siam Nook conducted video walkthroughs of shortlisted properties, provided written assessments for each, and accompanied the family on a single viewing day when they arrived ten days before their move-in date. Three properties were assessed in a focused half-day session.

Outcome

They signed a one-year lease in Hang Dong on the day they arrived for viewings. The family later added a three-month advocacy retainer as they got used to the area. They described the process as the most organised part of their entire relocation.
