A rental service
built with care.
Siam Nook started with a simple observation: settling into a new city is one of the more demanding experiences a person can take on. We wanted to make the rental side of that process less uncertain.
Siam Nook — Chiang Mai, since 2018
Siam Nook grew out of conversations with expats and long-stay visitors who kept running into the same friction points — properties that looked good online but hadn't been properly vetted, landlord relationships that were hard to navigate in a second language, and the general sense of uncertainty that comes with renting in an unfamiliar system.
We started small, working with a handful of clients in the Nimmanhaemin area and building our approach around what each person actually needed. Over the years, that network expanded — and so did our understanding of what makes a rental feel like the right fit.
Today we offer three services that cover the main stages of the renting journey: finding a place to begin, finding a home to stay, and staying supported once you're settled. We keep our client list manageable because the work we do depends on paying close attention.
We are based at 42/3 Nimmanhaemin Road and serve clients across Chiang Mai, with particular depth in Nimman, the Old City, Santitham, and Hang Dong.

Standards we hold ourselves to
Property Vetting
Every property we recommend has been personally assessed for condition, utility access, landlord responsiveness, and overall value alignment with tenant needs.
Landlord Relationships
We maintain ongoing relationships with landlords across Chiang Mai, which means clearer communication, quicker responses, and fewer surprises for our tenants.
Client Confidentiality
Information shared during our search process is held in confidence and never passed to third parties without explicit consent.
Lease Clarity
We review lease terms with clients before signing, flagging anything unusual and ensuring you understand what you're agreeing to in clear, plain English.
Fair Mediation
When disputes arise, we approach mediation with both parties in mind — aiming for outcomes that are workable and preserve the tenancy relationship where possible.
Local Knowledge
Our team has lived and worked in Chiang Mai for years. The context we carry — about neighborhoods, seasons, infrastructure, and community life — shapes the quality of our guidance.
What we believe shapes how we work
Chiang Mai's rental market has real texture to it — varied by neighborhood, by building type, by the particular dynamics between landlords and tenants, by the season you arrive and the pace at which you want to settle. No two situations call for the same approach.
We operate on the premise that good rental support is mostly about listening. Understanding what someone's day actually looks like, what they can realistically manage, and what they haven't yet thought to ask about — that's where useful guidance begins.
We don't try to serve every corner of the market or move faster than the situation allows. We'd rather work with fewer clients and do it properly than spread ourselves thin and produce mediocre results.
Discretion matters to us. Many of our clients are navigating something significant — relocating for work, trying a new country, building a new chapter. We treat that seriously and keep the relationship professional at every stage.
